Homes For Sale

Pre-Approval

Before starting to look at homes, buyers need to get pre-approved. Getting pre-approved allows you to know how much home you can afford and provides you with your estimated monthly payment. I will submit your pre-approval letter with your offer, and the pre-approval letter shows the seller you are ready, willing and able to buy their home. To get pre-approved, you need to speak to a local lender. I have a team of lenders I can suggest.

Escrow and Closing Costs

Escrow refers to the time between getting your home under contract and the closing. This time period has many moving parts including inspections, getting loan approval (document gathering, underwriting and appraisal), title search and Deed preparation. The buyer and the seller have closing costs that have to be paid as part of the transaction. Some common buyer closing costs include the appraisal fee, loan fees, attorney fees, escrows, insurance, title search fees and prorated taxes and HOA fees. The buyer will also need to pay for the inspections. As part of the contract negotiations, buyers can ask the seller to pay some or all of their closing costs.

Home Warranty

A home warranty is a one-year service agreement that would cover some of the major components and appliances of a home. The home warranty would repair or replace the covered major components or appliances due to normal wear and tear. I would suggest purchasing a home warranty or asking the seller to pay for the home warranty as part of the contract negotiations.
