Murrells Inlet Single Family Home Market
The average price per square foot and average sales price increased in June 2022 vs June 2021. Two numbers that I like to watch to gauge how the market is doing are the percentage of sales price to list price and the month's supply of homes for sale. For June in the single family home market, the average sales price to list price was 99.9%. Sellers are still getting their asking price if not more in some cases. Murrells Inlet had a 1.7 month's supply of homes for sale in June. That number is still very low and indicates a strong sellers' market.

Another interesting number to point out is the number of showings before the listing goes pending. The fewer showings typically mean the house goes pending quicker. In the Murrells Inlet single family home market, homes were shown on average 10.4 times before they went pending.

Murrells Inlet Condo and Townhouse Market
The average sales price to listing price and month's supply numbers for the condo and townhouse market in Murrells Inlet were just as impressive as the single family home numbers. The sales price to listing price for June 2022 was 100.6% while the month's supply was 1.3 months.

Similarly to the single family home market, the condo and townhouse market saw a small number of showings to pending (11.4 which is a 2.6% decrease from June 2021). This number is another indicator of a sellers' market.
What Do These Numbers Mean for Buyers and Sellers?
Buyers need to be ready to write an offer when they see a property they like. This mean getting pre-approved for a loan before starting to look a properties. If you are a buyer looking for an ocean front or ocean view condo, you may need to get approved for condotel financing.
Sellers need to be ready to pack and move soon after their property is listed for sale. Most closings occur in 30-45 days from the time of the offer. Part of your prepping for sale should be packing the items you do not need and perhaps renting a storage unit to get those items out of your home.
